Common questions
Do I need a paid plan to use the extension?
No. The Free plan includes flip analysis (70% rule), property details, and an expense breakdown on every Zillow listing. Upgrade to Pro for rental cash flow, cap rate, price history, BRRRR scoring, deal pipeline, Excel export, AI deal review, and AI ARV.
What counts as an "AI call"?
One AI call is one request to our AI backend — either an AI-blended ARV estimate, or a full buy/negotiate/pass AI deal review. Repeated loads of the same listing within the same day count as one call.
Is there a free trial?
The Free plan is effectively an unlimited trial of the core product. Paid tiers include a 7-day refund window — if you're not happy, email us and we'll refund you, no questions asked.
Can I switch between monthly and annual?
Yes. Switch anytime from the extension settings. If you switch from monthly to annual you'll save 10%. Changes take effect at the start of your next billing cycle.
Do I need to provide my own OpenAI / AI API key?
No. AI calls on paid plans are proxied through our server — no API key setup required.
Does it work on Redfin or Realtor.com?
The sidebar runs on Zillow listings today, and its ARV blends estimates from Zillow, Redfin, and Realtor.com. You can also add any property to your pipeline by address in the web portal. Support for more listing sites is on the roadmap.
Is my data private?
Yes. Your underwriting assumptions stay on your device. When you sign in, the deals you save and your buy boxes are stored in your private Deal Snap REI account so they sync between the extension and the web portal — only you can see them. AI requests send only the minimum listing data required to generate the estimate. We never sell your data.
