Use the percentage your cash buyers actually pay. Many flippers in competitive markets pay 75%; in slower markets, or with heavy rehabs, 65% is common.

How it works

How wholesalers set a max offer

A wholesale deal only works if your end buyer can still make money. So start from what a flipper or landlord will pay, usually the 70% rule, and work backward: subtract the rehab to get their max price, then subtract your assignment fee. That's the most you can offer the seller. Go above it and you either cut your fee or can't find a buyer.

Wholesale MAO = (ARV × 70%) − Rehab − Assignment Fee
1

Nail the ARV

Your buyers will check it. Use sold comps from the last 3–6 months, same size and condition after rehab, close by.

2

Estimate rehab like a buyer

Cash buyers estimate high. If you're unsure, round your rehab up. A deal that works with a fat rehab number is a deal that sells.

3

Protect your fee

Decide your fee before you call. If the seller won't get to your MAO, you know when to walk, or when to take a smaller fee on purpose.

Frequently asked questions

›What is MAO in wholesaling?

MAO stands for maximum allowable offer: the highest price you can put a property under contract for and still assign it to a cash buyer at a price that works for them, with your fee on top.

›What is a typical wholesale assignment fee?

Fees vary widely by market and deal size. $5,000–$15,000 is common on single-family deals, with larger fees on bigger spreads. The calculator lets you see how your fee changes what you can offer.

›Should I use 65%, 70% or 75% of ARV?

Use what your buyers actually pay. Ask a few active flippers in your area, or check what investor purchases sold for compared with their later resale. Competitive markets often run 75%; heavy rehabs or slower markets, 65%.

›How is this different from the 70% rule calculator?

The 70% rule calculator gives a flipper's max offer. The wholesale MAO goes one step further and subtracts your assignment fee, because you're selling the contract to that flipper.
