These Terms of Use ("Terms") govern your access to and use of the Deal Snap REI Chrome extension and the dealsnaprei.com website (together, the "Service"). By installing the extension or using the website you agree to these Terms. If you do not agree, do not use the Service.

Short version. Use Deal Snap REI for your own real-estate research. Don't abuse the service, resell the AI output in bulk, or rely on it as your sole basis for an investment decision.

1. The Service

Deal Snap REI is a Chrome extension that reads public data from Zillow listing pages and calculates underwriting metrics (cash flow, cap rate, BRRRR score, flip max-offer, and AI deal review) for informational purposes. The website provides calculators, guides, and marketing information about the extension.

2. Eligibility

You must be at least 18 years old and legally able to enter into contracts in your jurisdiction to use the Service. By using Deal Snap REI you represent that you meet these requirements.

3. Accounts and billing

A free tier is available without an account. Paid plans are processed through ExtensionPay and their payment processor. You agree to pay all fees associated with the plan you select. Subscriptions renew automatically until cancelled. You may cancel at any time from the extension's settings panel; cancellation takes effect at the end of the current billing period.

4. Acceptable use

You agree not to:

Use the Service for any unlawful purpose or in violation of any applicable law or regulation.
Reverse-engineer, decompile, or disassemble the extension or its server-side components.
Resell, redistribute, or sublicense AI deal review output in bulk or as a competing service.
Attempt to circumvent usage limits, authentication, or billing mechanisms.
Use automated tools to scrape or overload the Service beyond normal individual use.
Interfere with or disrupt the integrity or performance of the Service.

5. Intellectual property

All content, code, design, and trademarks associated with Deal Snap REI are owned by us or our licensors. These Terms do not grant you any right to use our trademarks or branding. You retain ownership of any data you input into the extension (e.g., your custom underwriting assumptions).

6. Disclaimer of warranties

The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

Deal Snap REI does not guarantee the accuracy, completeness, or timeliness of any data, calculation, or AI-generated review. Listing data is sourced from Zillow and other public sources; we do not control or verify that data. The Service is an informational tool — not financial, legal, or investment advice.

7. Limitation of liability

To the maximum extent permitted by law, Deal Snap REI and its officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, arising from your use of or inability to use the Service. Our total liability for any claim arising from these Terms or the Service shall not exceed the amount you paid us in the 12 months preceding the claim.

8. Indemnification

You agree to indemnify and hold harmless Deal Snap REI and its affiliates from any claims, losses, or damages (including reasonable attorney fees) arising from your use of the Service, your violation of these Terms, or your violation of any third-party rights.

9. Third-party services

The Service integrates with third-party services including Zillow (listing data), FEMA (flood-zone data), ExtensionPay (billing), and AI providers (deal review). We are not responsible for the availability, accuracy, or practices of these third parties. Your use of third-party services is subject to their respective terms and privacy policies.

10. Termination

We may suspend or terminate your access to the Service at any time for conduct that we determine, in our sole discretion, violates these Terms or is harmful to other users or the Service. You may stop using the Service at any time by uninstalling the extension and cancelling any active subscription.

11. Changes to these Terms

We may update these Terms from time to time. If we make material changes we will update the "Last updated" date above. Continued use of the Service after changes constitutes acceptance of the revised Terms.

12. Governing law

These Terms are governed by the laws of the State of Florida, United States, without regard to its conflict-of-law provisions. Any disputes arising from these Terms shall be resolved in the courts located in Florida.
